The system’s recent upgrade acts as a neutral verification tool, operating independently of waste collection companies. That independence matters: it builds trust in data accuracy and enables genuine accountability across the entire value chain.

Through its terminal-based technology, WasteTracker combines industrial weighing, sensor automation, and a secure analytics platform. Detailed records and benchmarking tools support decision-making, helping owners plan collections based on actual generation rather than rigid schedules — an approach that can significantly cut fuel use and CO₂e emissions.

As Maciej Brzeziński, Senior Property Manager at AFI, notes from an early pilot project in Warsaw:

“Operating costs related to utilities, including waste collection, are rising year by year. WasteTracker will allow us – and our tenants – to see exactly how much waste we generate. This knowledge will enable better pickup planning and help adjust the number of containers to real needs. More than 120 buildings across five countries now rely on the WasteTracker system. Its adoption illustrates how precise, transparent reporting can transform commercial real estate operations. The platform can be deployed in any European property within 30 days, making it a scalable solution for both new and existing buildings.

The system’s recent implementation at U•Center 2 in Bucharest, developed by Forte Partners in collaboration with Atalian Romania, marks Romania’s first step into the era of real-time waste intelligence.

For a city generating over 1.3 million tons of municipal waste each year, this type of data infrastructure represents more than innovation — it is a foundation for smarter, more circular urban economies.

The technology allows property owners and tenants to link ESG commitments with verifiable results, offering a path toward both cost optimization and carbon reduction. In the context of the EU Green Deal and the Corporate Sustainability Reporting Directive (CSRD), digital waste tracking could soon become as indispensable as energy metering.

As Renata Hartle further explains:
